West Utility Plant and Distribution System

William & Mary’s plan for significant campus growth in the new Academic and Northwest Campus Life / Student Housing areas of the college included new and existing Academic, Residential, Gymnasium, Cafeteria, Museum and Fine Arts buildings projected to encompass over 1,200,000 SF. The existing utility generation and distribution systems in the area were inadequate to support heating and cooling support. A new one-story 12,000 SF West Utility Plant was constructed adjacent to the existing Adair Gymnasium near the corner of Landrum Drive and Ukrop Way. At full build-out the new plant will have installed capacities of 5,120 tons of chilled water and 60 MMBTU/HR of 200°F heating hot water.

The utility plant occupies the area immediately north of Adair Gymnasium. The utility plant includes all equipment and systems to provide chilled water and low temperature heating hot water utilities for distribution to the New Academic Campus and the Northwest Campus Life and Student Housing portions of campus. All of the equipment, piping and auxiliary systems necessary for proper operation of the West Utility Plant are contained entirely within the new plant building, except for electrical transformers and a fuel storage tank, which are located immediately outside the plant. The roof of the plant supports the plant’s ventilation equipment and cooling towers.
